How to use this page
Services are grouped by the kind of problem, since that is usually how people search: something is damaging the house, something is living in the kitchen, or something shows up every fall. Each entry links to a full page covering the species found in southeastern Pennsylvania, the signs to look for, and how we treat.
If you want ongoing coverage instead of one-time service, our home pest control plans cover common household pests through the year with scheduled visits. If you are not sure what you have, call (610) 935-9130 and describe what you are seeing. Identification is the first step of every job.

Structural and wood-destroying pests
These pests damage the house itself, so early inspection matters more than with any other group.
- Eastern subterranean termites live throughout Pennsylvania and usually start at the basement sill. See termite inspection and treatment.
- If you are buying or selling a home, our real estate WDI inspection reports document visible wood-destroying insect evidence for the transaction.
- Carpenter ants hollow out damp or softened wood and are often mistaken for termites. See carpenter ant control.
- Carpenter bees drill round holes in fascia, deck rails and trim each spring. See carpenter bee control.
Mice and rats
House mice move indoors as nights cool in fall, and Norway rats follow food and water around foundations, garages and sheds. Our mouse and rat control service finds the runways and entry gaps, sets traps and tamper-resistant bait stations, and comes back to check them. We also show you which openings to seal so the problem does not restart next winter. Penn State Extension notes that a mouse can squeeze through a gap about a quarter inch wide, which is why the inspection covers utility lines, door sweeps, garage corners and foundation cracks, not only the spots where droppings turn up.
Indoor pests
These are the pests that live and breed inside homes and businesses. Most of them are tied to food, water or clutter, so the fix usually pairs treatment with a change in the room: a repaired drip, sealed food containers or a cleared storage area.
- German cockroaches in kitchens, bathrooms and shared buildings: cockroach control.
- Bed bugs in bedrooms, apartments and after travel: bed bug treatment.
- Odorous house ants and pavement ants trailing across counters: ant control.
- Spiders in basements, garages and window corners: spider control.
- Fleas in carpets and pet bedding: flea control.
- Pantry moths and beetles in flour, cereal and pet food: pantry pest control.
Seasonal invaders
Some pests do not breed indoors but move in at predictable times of year.
- Brown marmorated stink bugs, lady beetles, boxelder bugs and cluster flies look for overwintering sites in September and October: stink bug and fall invader control.
- Camel crickets, house centipedes and silverfish point to damp basements: camel cricket, centipede and silverfish control.
- Spotted lanternflies cover trees and decks in late summer and fall. Our spotted lanternfly guide for homeowners explains identification, egg masses and what to do when they get indoors.
Stinging insects
Paper wasps build under eaves starting in May, and yellow jacket and hornet colonies are at their largest in late summer, when Penn State Extension notes they become more defensive. Nests in wall voids, ground holes and shrubs near doorways are the ones most worth professional attention. See wasp, hornet and yellow jacket nest removal.
Commercial pest control
Businesses need regular service and treatment that fits around operating hours. Our commercial pest control service covers cockroaches, rodents, flies and other pests for commercial properties under the same inspection process we use in homes. We work under our Household and Health Related license category, which Pennsylvania rules apply to food handling establishments and institutions as well as dwellings.

Common questions
What pests does C.R. Davis III & Sons treat?
We handle termites and other wood-destroying insects, carpenter ants and carpenter bees, mice and rats, cockroaches, bed bugs, ants, spiders, fleas, pantry pests, stink bugs and other fall invaders, camel crickets and silverfish, and wasps, hornets and yellow jackets. We also write wood-destroying insect reports for real estate and serve commercial properties.
Do you offer ongoing pest control plans?
Yes. Our home pest control plans cover common household pests with scheduled visits through the year, so problems are checked before they build. Each visit follows The Davis Inspection Standard: identify the pest, name the conducive conditions, treat where the pest lives per the label, and give re-entry and prep instructions up front.
Do you work on commercial properties?
Yes. We provide year-round commercial pest control for businesses and property owners in Chester County, Montgomery County and Delaware County. Commercial service covers cockroaches, rodents, flies and other pests, with regular visits under the same inspection process we use in homes. Call (610) 935-9130 to describe your property and the pests you are dealing with.
Do you do termite inspections for home sales?
Yes. We write wood-destroying insect (WDI) reports for buyers, sellers and agents. The inspection covers visible and accessible areas such as the basement, crawl space, garage and foundation, and the report records what was found on the day of the inspection. We are licensed in Pennsylvania's Wood Destroying Pests category.
What if I do not know what pest I have?
Call (610) 935-9130 and describe what you are seeing, where and when. Photos or a specimen saved in a sealed bag or jar help. Identifying the species is the first step of every job we do, because termites and flying ants, or mice and rats, need different treatment. If we cannot confirm it right away, we set monitors first.
