This page covers Media borough, Nether Providence Township (including Wallingford), Upper Providence Township in Delaware County, Middletown Township (including Lima), Edgmont Township and Rose Valley borough. Older homes in the borough, newer ones to the west

The county seat and the townships closest to it were mostly built out by the 1960s. Nether Providence and Media borough both have a median build year of 1959, and more than half their homes predate 1960. Move west toward Edgmont and the median jumps to the early 1990s, with a quarter of homes built in 2000 or later.

Edgmont is also growing. The Census Bureau estimates its population rose about 10% between 2020 and 2024. Newer homes there face a different list of problems than a 1950s house in Wallingford: mulch beds piled against poured foundations, decks on posts set in soil, and finished basements that stay damp enough for camel crickets and house centipedes. Two houses with the same ZIP code can need different inspections.

Media borough: twins, apartments and old porches

Media borough is the most rental-heavy place on this page. Only 41.7% of homes are owner occupied, and 27.7% were built before 1940. Older twins and converted houses share walls, basements and utility runs, so mice and cockroaches found in one unit are often coming from the building as a whole. If you rent, report what you see to your landlord in writing, with dates and locations.

The other pattern in older borough houses is wood that has stayed wet for years: porch floors and posts, window sills under failing paint, and roof edges below clogged gutters. Carpenter ants excavate nests in damp or softened wood. Large black ants indoors in spring, or small piles of coarse sawdust under a window or porch ceiling, are worth an inspection. Sixty-year-old sill plates in Nether Providence, Rose Valley and Upper Providence

In Nether Providence, 52.4% of homes were built before 1960, and Upper Providence Township's median home dates to 1967. Penn State Extension reports that eastern subterranean termites are present throughout Pennsylvania, that infestations usually begin at the basement mudsill and floor joists, and that damage tends to appear years after construction. Most houses here have had plenty of time for termites to find them.

Mid-century homes also carry decades of changes: a family room added on a slab, a screened porch enclosed, a basement finished with paneling over the sill. Each joint between old and new construction can put wood near soil or hide the spot where mud tubes would show. Next to Ridley Creek State Park

Ridley Creek State Park covers 2,606 acres in Edgmont, Middletown and Upper Providence Townships, about 5 miles north of Media borough. Neighborhoods along its edge back onto woods, fields and the creek corridor.

Penn State Extension notes that brown marmorated stink bugs look for overwintering sites in September and October and that homes next to woods see more of them. They gather on warm south and west walls, then push in around window frames, attic vents and soffit gaps. Sealing those gaps in late summer does more than treating after they are inside the walls. PA DEP runs the state's mosquito-borne disease surveillance program together with the counties. In its 2025 Arboviral Seasonal Summary, DEP reported 174 West Nile virus positive mosquito samples and 3 human cases in Delaware County. The CDC counted 436 Lyme disease cases in Delaware County in 2023.
